Steps in building a new home:

  • Prepare Construction Site and Pour the Foundation
    • The area where your home is going to be is cleared of trees, rocks, and debris with heavy duty equipment like backhoes and bulldozers.
    • After the site is leveled the crew will put up wooden forms as a template for the foundation holes and trenches. The footings, structures where your house is connected to the ground to support it, are installed and if your home needs a well it is dug out at this point.
    • If your house will have a full basement the space for this is dug out and the footings are formed and poured. The area between the footings is leveled and fitted with plumbing drains and electrical chases then the slab is poured when this is complete.
    • After the concrete is fully cured a waterproofing membrane is added to the foundation walls.
    • The first city inspection happens after the concrete is fully cured to make sure the foundation components are up to code and installed properly. Different steps of inspections happen according to if you have a full basement, slab, or crawl space.
    • Drains, sewer and water taps, and the plumbing for the first floor  or basement slab are installed. Then the dirt is moved back into place along the outside of the walls by backhoes.
    • The forms are now removed and the framing process starts
  • Rough Framing is Done
    • Rough framing of the floor, walls, and then the roof is done. You can watch videos of the framing process here.
    • An inspection of the rough framing is done by the city inspector to make sure it meets code.
    • OSB sheathing or plywood is added to the exterior walls and roofs. The doors and windows are installed at the same time by the crew. The house wrap is added to the outside to help protect the barrier. You can watch videos on house wrapping here. This barrier helps prevent water from entering the structure but allows water vapor to escape. This helps prevent mold and wood rot from happening to your structure.
  • Rough Plumbing, Electrical and HVAC are Done
    • Once the previous step is completed the siding, roofing, electrical, and plumbing are worked on.  Contractors run the wiring and pipes through the walls while other contractors put of the siding and roofing. Fixtures and supply lines for sewer lines, water supply lines, and vents are installed. This becomes the perfect step to add one-piece items such as showers and tubs because you will have the most room to do this with ease.
    • An inspection is done at this point by the city inspector on the electrical and plumbing to make sure that it meets code.
    • The next step is adding the ductwork for the air conditioning, heating, and ventilation. HVAC vent pipes are added to the roof. This is done before the wiring to make the job of wiring easier to do.
    • Insulation is added to the floors, walls, and ceilings at this time.
    • Once the roof is finished the electrician starts to install the receptacles for outlets, switches, and lights then runs the wires from the breaker box to the outlets including telephone, cable, and music systems. The house is labeled as ‘dried in’ so that this work can be completed. You can view videos on plumbing and wiring here.
  • Drywall Installed on Interior and Exterior Finishes Done
    • Drywall is installed in the interior, taped and mudded to get rid of the seams and if applicable texture is added to the drywall. Primer is added after the drywall is mudded, sanded, and textured. On the exterior finishing touches such as brick, stone, stucco, and siding is applied.   • Finish Interior and add Sidewalks, Driveway, etc.
    • Carpentry interior is done by installing doors, baseboards, door casings, window sills, decorative trim, stair railings, cabinets, vanities, fireplaces, etc. The walls get wallpapered or painted after this point.
    • Sidewalks, walkways, and the driveway are created and installed.
  • Install Flooring and Countertops and Grading Outside is Done
    • Floor coverings like carpet, hardwood, engineered wood, laminate, LVT-luxury vinyl tile, ceramic, porcelain, stone, or marble are added to the house. The countertops are added at this point as well. Ask us about our DesignCrete that is lightweight and durable!
    • The exterior parcel is finished graded so that drainage runs away from the house and helps get the yard ready for landscaping. You can view a video on how to install wood flooring here.
  • Finishing Touches on the Interior and adding Landscaping
    • The finishing touches of adding carpeting or finishing the hardwood floors takes place. Also mirrors, shower doors, and finishing products are added then the final clean up on the inside is done.
    • On the outside trees, shrubs, and bushes are added and the dirt is seeded with grass.
    • The last inspection is done at this point by the city inspector to give it the okay for occupancy.
  • Final Inspection
    • The builder goes through the house with you explaining all that is done for your final approval.

Our History

August Lofholm was born in Norway, Michigan on April 3rd, 1907. In 1944 August married Lucille Sundquist and started a sawmill operation approximately 3 miles outside of Norway near Piers Gorge. The sawmill was known as the August Lofholm Lumber Mill.

In addition to cutting logs and selling lumber, August began to take orders and deliver roofing with a 1935 Ford truck. That same truck is now featured in many local parades.

In 1953, August opened a lumber yard next to Ebeling’s IGA on Main Street in Norway. It was quite a sight to see full size semi’s parked on Main Street and even more of a challenge unloading them.

August’s two boys became interested in the business at an early age. Robert joined in 1967 and Dave joined in 1971 after graduating from Michigan Tech. Both are currently co-owners.
